April 2019 Market Update


April 2019 \\ What did this past month bring? 〰️A decline in inventory sets the spring market on a high! ⁣ 〰️Total residential benchmark price is slightly higher than last month, but still remains nearly 5% lower than last year.⁣ 〰️Sales are improving in mostly lower price ranges, causing tighter supply conditions in those markets. 〰️Citywide sales are 2% higher than last years levels. 〰️Detached homes sales improved by nearly 3% but are still 24% below long term averages. 〰️Apartment sales continue to fall across the city in most districts, inventory levels are easing but prices remain below long term highs.⁣ 〰️Attached sales improved from last years levels. Following several months of prices trending down, semi-detached benchmark prices in April rose over the previous month. However, prices remain over five per cent below last year’s levels at $395,300⁣
