April 2019 \\ What did this past month bring? 〰️A decline in inventory sets the spring market on a high! 〰️Total residential benchmark price is slightly higher than last month, but still remains nearly 5% lower than last year. 〰️Sales are improving in mostly lower price ranges, causing tighter supply conditions in those markets. 〰️Citywide sales are 2% higher than last years levels. 〰️Detached homes sales improved by nearly 3% but are still 24% below long term averages. 〰️Apartment sales continue to fall across the city in most districts, inventory levels are easing but prices remain below long term highs. 〰️Attached sales improved from last years levels. Following several months of prices trending down, semi-detached benchmark prices in April rose over the previous month. However, prices remain over five per cent below last year’s levels at $395,300
